Architectural Control Rules and Regulations

  • The Architectural Control Committee ensures the use of the member properties for attractive residential uses, to prevent impairment of the attractiveness of the properties, to maintain the desirability of the community and to assure compliance with the restrictions provided for by the Declaration.
  • The proposed construction and/or proposed improvement application must be completed in its entirety and it must be approved by the board of directors before construction starts. Failure to do so may result in a rejection of the project because of some non conformity within the community or one or more county regulations.
  • Plans and specifications showing the nature, kind, shape, size, height, materials and location of any building, fence, wall or other structure must be submitted to the Architectural Control Committee prior to the commencement of construction.
  • Each submission must be accompanied with an approved building permit when required by Northumberland County.
  • The Architectural Control Committee will review and make recommendations to the board of directors who shall approve or disapprove plans and specifications within thirty (30) days of submission.
